Anyone who has dogs knows the joys of their companionship. Anyone who’s had or has a puppy knows the terrors they can be. Their sweet little faces looking up at you after having torn to bits a new pair of shoes, can melt your heart.

Team Etobicokehomes4sale has always had dogs. Whether we have picked them out of a litter or inherited them from a family member who is no longer able to care for them, we welcome these creatures into out hearts. Most importantly they make our house a home.


Our Mascots Pip Squeak and Tucker rule our roost, most of the time and our hearts all of the time. These are their adventures.

Here comes the justification

As with any job in sales real estate is a rough road. Working on commission is one of the most challenging things a person can do to make a living. In order to be successful at it you have to be on your game and ready to take whatever comes your way. It is never a good idea to limit yourself when it comes to your opportunities.

What is also important is loyalty. Creating a brand that is recognized and valued.

A brand that inspires loyalty

A few weeks ago I posed a question via twitter “why use an out of area agent to sell your house?”. I was sneering at agents out of their depth, selling homes in areas they knew nothing about. The question, at the time, was rhetorical. That is no longer the case. I have an answer… Selling your house is a big deal and you want people you trust and have worked with before, who will have your best interests in mind.

Kathy and Joe inspire this kind of loyalty. Clients who were referred to Kathy by several friends bought a house in the East End years ago. This purchase was new territory for team Etobicokehomes4sale. These same clients are selling and have asked the team they know and trust to help them do that.

So here I am eating my own words and justifying why we have an out of area listing. We’re travelling to the Danforth more specifically the Greenwood and Coxwell area and learning more and more about the East end with every journey across the 401. This is why I have dubbed myself a twypocrite (twitter hypocrite).

If you’re trying to sell a house your best weapon is accessibility. If your agent, their office and others cannot reach you it’s hard to make deals transpire. This inaccessibility also sends a signal “I’m not really interested in dealing with you, nor am I interested in selling my property any time soon”.

Always be available to answer phone calls, e-mail, drop everything and run out to make way for showings within reason of course. Real Estate deals do often run late into the night but there is no need to expect a call at 3am and certainly not a showing.

What it all boils down to: numbers. The more agents, buyers, neighbours, lookie-loos who are able to walk through your property the more likely you are to get a good price. These showings create buzz, buzz creates word of mouth etc.

As a seller you’re looking to unburden yourself and perhaps (hopefully) make a profit in the mean time. Land appreciates and so why not capitalize on that? Get as many eyes on your assets as possible.

The same goes for selling Agents. If other Agents with potential buyers can’t reach you or don’t hear back from you this makes it harder to make deals happen. You may be busy and unable to make the time but it is part of your job to represent your client. That one phone call you didn’t make may or may not cost your client an offer. What it definitely does cost is a piece chipped away from your reputation, one that you’ve probably worked very hard to build.

Be available, day, night, via e-mail, phone, carrier pigeon, tin cans and a string. Whatever it takes always be available.
