Kathy and Joe grew up mere blocks from 3 Dewitt Rd. If anyone can tell you what this location has to offer you, it’s them.  If you take a short walk in any direction you have the best of what Etobicoke has to offer. To the South is West Deane Park with its creek, baseball diamonds and outdoor pool for summer swimming. To the N/E is Lloyd Manor plaza with groceries, hair salons, pharmacies and many other conveniences. In the very same direction is Martingrove Collegiate where both Kathy and Joe attended high school as well as their brothers, sisters and eldest daughter. To the East is Princess Margaret Junior School and John G. Althouse Middle School, where not only did Kathy and Joe attend but our Prime Minister Stephen Harper as well. What the neighborhood has to offer most of all is family. Not our family but yours. There is room to grow and thrive as a family. There are schools, parks, stores and friends just waiting for you. Kathy and Joe thrived in this community and still do. They grew with their families and developed life-long friendships right around the corner from Dewitt Rd. Location vs Renovation

This past Saturday team Etobicokehomes4sale did what they often do on a Saturday morning, watched HGTV. Sarah’s House was on.  Kathy has followed Sarah Richardson avidly for some years and enjoys seeing her take what can be described as a fixer-upper and well, fix-it-up. Personally my favourite was season three which featured the over-hauling of an old farmhouse. Sarah doubled the size of the house and made the most fantastic country escape.
We watched the Grand Finale of season one where Sarah took a home in Rosedale she purchased for $580, 000. A little research revealed to us that another house on the street sold for $1, 179,000 that same year. The difference between the two being that the one Sarah bought backed onto the train tracks and the other was located on the opposite side of the street.
After 8 months and extensive renovations to the interior and exterior of the house Sarah put the house back on the market listing it for $1.16m. Despite the one obvious setback (the train tracks directly behind the property) the house sold for $1.2m. Due to the quality work and attention to detail Sarah is known for she took a house from less than $600k to $1.2m in less than a year. Granted she put approximately $420k into the renovations. Subsequently the house has sold twice and the value has increased slightly each time.

The location has to be a huge factor in the property having been sold 3 times in less than 5 years with the selling price only having increased by $118k since Sarah sold it in 2007.

This is the perfect example of location, location location being key. At the same time it is a prime example of how some tender love and care (ahem- hefty bank account) can easily take a dull house and make it brilliant.

Checking out The Good Neighbour(hoods)

If you’ve ever driven down a street and wondered whether that new café is any good or what the inside of that gallery looks like stop one afternoon when you’re not busy and smell the espresso beans. For at least a year or so a friend of mine has wanted to make it a regular habit of stopping in to The Good Neighbour on Annette. Thispast New Years day she made it there. We made it shortly before it closed, as it was a holiday, but just in time to sit for a bit while the barista tidied and closed up shop for the day. The espresso bar can be summed up in several words- cozy, sparse, revamped and warm.
How can a place be both sparse and cozy? One word – fireplace (and comfy chairs) which are presided over by a (fake) mounted reindeer head with a red nose which adds an element of whimsy.
Although The Good Neighbour at first glance appears sparsely decorated if you take a closer look someone has taken a great deal of time andI assume effort to use reclaimed or found materials in not only the décor but the essential elements as well. The light fixtures appears to be something Edison himself may have used, a table in the corner is an old industrial sized spool and the bar is sided with what appears to be tin ceiling tiles.
There is a rich history from the elements that make up this delightful espresso bar. If ever you want to feel warmth and welcoming join the crowd at The Good Neighbour for a $4.25 latte (taxes included in the price). Remember it is our community, our neighbourhood and the people in it who make us great.

Post holiday blahs

Despite all the fun, excitement and joy of the holiday season now that it’s over we tend to get a little down. Some of us are reflecting over the good times and not so happy that they’re gone for another year. Merry-making

Explore your neighbourhood this holiday

In the last several weeks we’ve experienced some fairly mild weather. According to the longterm forecast at theweathernetwork.com we’re not going to be having a white Christmas.
This holiday season will be great for getting out with the family and walking around your neighbourhood. Take a look around, explore and find something new. The holiday weather may not be good for cuddling up in front of the fire but it will give you the opportunity to check out a local park like James Gardens, walk around the shops in Bloor West Village, enjoy a pint at the fairly new St. James Gate Irish Pub in Islington Village or spend time in the outdoors without freezing your tushie off.
If you are going to get out and about this holiday season make sure to check the forecast because you may need an umbrella but you definitely won’t be needing your snow shoes.
